Short answer: what does a kitchen renovation cost in Gymea in 2026?

For a typical Gymea home, a kitchen renovation with custom cabinetry generally falls into three bands:

  • Entry and staged, roughly $15,000 to $25,000. New cabinetry in the existing footprint, a laminate or entry stone benchtop, keeping the plumbing and electrical where they are.

  • Mid-range, roughly $25,000 to $45,000. Custom European styled cabinetry, a porcelain or natural stone benchtop, mid-range integrated appliances, some layout change, new tiling, plumbing and electrical.

  • Premium, roughly $45,000 to $80,000 and above. Bespoke joinery, a butler's pantry, structural change such as removing a wall or adding a window, premium appliances and full-height cabinetry.

In a Gymea unit or townhouse: typically $15,000 to $35,000. The cabinetry run is shorter, which brings the raw cost down, but the saving is partly eaten by strata approvals, lift and loading-dock bookings, restricted work hours and the cost of moving services through a concrete slab.

The single biggest cost variable in a Gymea house is whether you open a wall and move the plumbing. Staying in the existing footprint keeps you in the lower band. Opening the kitchen to the living area, which is the change most local houses benefit from most, usually moves you into the middle band or above.

Gymea is two housing markets, and yours matters

Gymea sits roughly 26 kilometres south of the Sydney CBD, on the Cronulla line, with a genuine village strip along Gymea Bay Road that most of the suburb walks to. What makes it unusual for the Shire is the dwelling mix. Units and townhouses make up a much larger share of Gymea's housing than they do in most neighbouring suburbs, and the gap between a median house and a median unit here is wide, roughly $1.9 million against roughly $1.0 million on recent figures.

That matters for renovation planning in a very practical way. Gymea has a large cohort of downsizers and first home buyers in apartments who want a kitchen that performs like a house kitchen in half the space, and a separate cohort in original post-war houses who want to undo decisions made in the 1950s. The two briefs barely overlap.

If you are renovating a Gymea house

The pattern in the older stock is consistent, and it is the same one we see in Kirrawee, Caringbah and Sylvania:

  • A small enclosed kitchen at the back or side, walled off from the living space.

  • A separate dining room that nobody uses, sitting between the kitchen and the lounge.

  • One small window over the sink, usually facing a side fence, so the room is darker than it needs to be.

  • Original 600mm base cupboards with a single shelf, so everything lives at the back and nothing is reachable.

  • A laundry directly adjacent, often with a door that swings straight into the work zone.

Every one of those is fixable, and most are fixable without structural work.

The three moves that change a Gymea house kitchen most:

1. Take out the kitchen-to-dining wall. In most single-storey brick homes of this era the wall between the kitchen and the dining or living space is non-structural, or can be replaced with a beam without drama. Removing it typically doubles the perceived size of the space, pulls the rear light through, and turns a service room into the room the household actually lives in. It is the highest-return change available in local houses.

2. Push the run towards the north or rear light. Gymea blocks on the bay side often have better light at the rear than the plan suggests, because the kitchen was originally treated as a back-of-house room. Reorienting the sink to a window and putting the cooktop on an island facing the living area changes the daily experience more than any finish will. 3. Absorb the dining room or the laundry. Where the formal dining room is genuinely unused, taking part of it gives you the run length for a full-height pantry wall or a compact butler's pantry. If you are renovating a Gymea unit or townhouse

Apartment kitchens near the station and along the Kingsway have a different set of constraints, and the constraints are mostly administrative rather than physical.

  • Strata approval comes first, not last. Anything touching common property, waterproofing, plumbing stacks or the building's fire or acoustic separation will need owners corporation approval. Cosmetic work usually does not. Get the by-laws and the approval pathway settled before you commission a design, not after.

  • Services are in the slab. Moving a sink or a dishwasher more than a short distance can mean core drilling or a raised floor, which is the point at which a modest job stops being modest.

  • Access is the hidden cost. Lift bookings, protection of common areas, restricted delivery windows and limited parking on Gymea Bay Road all add labour hours that would not exist in a house.

  • The design answer is verticality. In a compact unit kitchen, full-height cabinetry, drawer-based storage, integrated appliances and a single continuous benchtop material make the room read as larger and calmer.

Gymea and Gymea Bay renovate differently too

They are usually treated as one search result, but they are not one brief.

Gymea proper carries the station precinct, the village strip and most of the unit stock, along with the original post-war houses on the flatter streets. Projects here skew towards unlocking a compact footprint: better storage in the same space, one wall opened, staged budgets, and a strong preference for finishes that will still look right in ten years rather than trend-led.

Gymea Bay runs south towards the water, with larger blocks, more sloping sites, more two-storey and split-level homes, and a much higher share of full renovations rather than staged ones. Two practical consequences follow. First, split-level homes frequently put the kitchen on a half-level between living zones, which is an opportunity rather than a problem: a peninsula or island at the change of level can act as the visual join between the two spaces. Second, homes with a water aspect towards Gymea Bay get more direct sun and salt-carrying air, so UV-stable surfaces such as porcelain and sintered stone, and quality hardware, earn their cost.

Storage that suits the local housing stock

Gymea kitchens, in both houses and units, are rarely enormous. The storage strategy matters more than the floor area.

  • Drawers instead of base cupboards. Wide, deep drawers put everything in reach in one motion. This is the upgrade clients notice every single day.

  • Full-height cabinetry to the ceiling. Post-war homes usually have 2,400mm ceilings and standard overheads leave a dust shelf above. Running cabinetry to the ceiling adds real, usable storage and looks resolved rather than unfinished.

  • Appliance garage. Kettle, toaster and coffee machine live behind a roller or bi-fold door, so the benchtop stays clear. In a unit kitchen this is often the difference between usable bench space and none.

  • Corner solutions. L-shaped and U-shaped Gymea kitchens almost always have a dead corner. A proper corner pull-out recovers it.

What you should know about the paperwork in NSW

A kitchen renovation is residential building work, and NSW has clear thresholds that exist to protect you.

  • Residential building work over $5,000 requires a written contract.

  • Work valued between $5,000 and $20,000 uses a small jobs contract.

  • Work over $20,000 requires a full home building contract, and Home Building Compensation cover is required where the work is worth more than $20,000 including labour and materials.

  • The contractor must hold an appropriate licence for residential building work over $5,000.

Most Gymea kitchen renovations sit above $20,000, which means a full written contract and HBC cover are your entitlement rather than an optional extra. Ask for the licence number, ask for the certificate of insurance before work starts, and make sure the quote you sign is itemised enough that you can see what is actually in it. Council approval is a separate question. Like-for-like internal work usually does not need it. Structural change such as removing a load-bearing wall or altering an external opening generally does, either through a complying development certificate or a development application to Sutherland Shire Council. Confirm before you demolish anything. If you are in a unit, owners corporation approval is in addition to, not instead of, any council requirement.
